Real Estate in the Age of COVID-19

Welcome to the new normal. How the real estate industry will move forward will be quite different into the foreseeable future. We have put protocol in place for both our Seller and Buyer clients. These are based on Guidance from the Governor’s Office, CDC guidelines, Best Practices from the PA Association of REALTORS and Compass, our Brokerage. They are fluid and will be updated on a regular basis.

The PA Association of REALTORS has provided two Notices for all parties to sign before every showing. One is a Health and Safety Acknowledgment where all parties state whether they have been exposed to COVID-19 and the other is the Property Access Notice that outlines the guidelines for safe showings. We will review these with all of our clients.

For Buyers And Sellers

Guidelines For Sellers / Showings:

  • As of  May 19, 2020, we are permitted to allow in person showings with one agent and two buyers at one time in a property.
  • We suggest sellers turn on all lights prior any in-person showings to limit anyone touching fixtures and we will put up signs asking Agents/Buyers to leave the lights as they found them. Same applies to blinds and drapes. We will also include this in the Agent notes in the MLS/Showing Time.
  • We are currently not holding in-person Open Houses until further notice. We can host virtual Opens.
  • We will work with you to determine what PPEs you prefer buyers to have – masks, gloves, and/or booties when they enter your home.
  • We are willing to attend all showings and will not allow any overlapping showings to limit the number of people in your home at one time to two.
  • We will not leave any paper brochures in your home but we will provide beautiful custom digital brochures to listing agents and buyers.
  • We will ask showing agents to NOT leave business cards as is customary during “normal” times.

Guidelines for Buyers / Showings:

  • Travel separately in our own vehicles and meet at the property.
  • Provide hand sanitizer at all showings for you to use as you look at houses.
  • You must bring your own mask.
  • In addition to masks, you may be asked to wear gloves and booties at the seller’s discretion. This will be managed on a case-by-case basis.
  • Before opening the lock box and front door, we will wipe with anti-bacterial wipes. After we open the front door, we use hand sanitizer.
  • No more than two people will be allowed in a home at any one time.
  • We ask that you do not put down any personal belongings on counter tops or allow children to be unattended in the home.
  • Take all PPEs with you and we will have a bag to dispose of them.

Pennsylvania is still behind the times when it comes to digital, online notary for real estate, however we work with Title companies who can work with your lender and safely get you to closing.
